Acquisition Criteria

Northern Trust’s existing property portfolio is extensive, with in excess of eight million sq ft of industrial/trade and office parks, and more than 5,000 acres of land, throughout the UK. Much of the portfolio has been acquired over recent years and Northern Trust continues to expand through new investment, development and land & regeneration opportunities.

Investment

To complement the company’s development programme, Northern Trust are actively looking for further investment opportunities to add to the company’s extensive employment portfolio, and new opportunities should be forwarded or discussed with the investment team. The main geographical regions of interest are: North West, Yorkshire, North East, Midlands and Scotland.

Development

Northern Trust actively seeks new industrial and office development opportunities throughout the UK for retention
in the portfolio. The main geographical regions of interest are: North West, Yorkshire, North East, Midlands and Scotland. Northern Trust has the potential to look at acquisitions which require capital improvements and the Development Division continues to explore all avenues for site acquisitions, liaising with local authorities and development agencies to secure future development sites and possible public sector funding.

Land Regeneration

Northern Trust is actively looking for further land acquisitions, which can be tailor made to suit the vendor:

  1. Unconditional - realising instant funds for vendors delivering certainty of a 'done deal'.
  2. Joint Venture - working in partnership with vendors supplying the necessary skills and financial input to deliver complex schemes.
  3. Asset Management - providing a 'safe pair of hands' to guide landowners or companies through different brownfield regeneration projects.
  4. Company Acquisition - carrying out the restructure of companies to realise the value of business and property assets.
  5. Planning promotion - Agreements

New opportunities should be forwarded or discussed with the land & regeneration team.

Disposals

PROPERTY

Northern Trust are long term investors, rather than developer/traders of assets, and take a long term view on maximising returns through the provision of secure, well maintained employment assets.

LAND

The Land Regeneration division manages and promotes the group’s land holdings with the aim of maximising potential land values through planning gains. Northern Trust work closely with house builders, local authorities and special purchasers in bringing forward regeneration opportunities, with the potential of bringing forward c3,000 homes.
