15 acre green field site with planning submitted for up to 100 dwellings
The site is located on the western edge of Wem, off Lowe Hill Road. Wem is a small market town in Shropshire, England, nine miles north of Shrewsbury on the rail line between that town and Crewe in Cheshire.
A 15 acre greenfield site which is being promoted for development as part of a joint venture with the landowner. The site has been allocated in the Shropshire Local Plan for 100 dwellings.
Northern Trust has undertook an extensive pre-application consultation with the local planning authority and local community. The masterplan includes consideration for various technical constraints including a gas main that crosses the site, various large trees to be retained, drainage requirements, access options and relationship to adjacent uses.
The proposed development includes up to 100 new homes in a mix of 2, 3, 4 and 5 bedrooms, extensive open space, land for community facilities, SUDS features and access off Lowe Hill Road.
The planning was submitted in March 2020 however despite the best efforts to negotiate successfully with the local authority the application was refused in June 2020. Ecology and landscpe issues were cited as the main concerns.
Following careful consideration it has been decided to appal the refusal with appeal submission in November 2020.
