An agricultural landholding covering 15.8 acres including an extensive range of farm buildings. The site forms part of a joint venture with Midlands Land Portfolio Ltd, for the planning promotion of a portfolio covering over 300 acres.
The site is located within the picturesque village of Bulcote within Newark & Sherwood District Council to the north of Nottingham. The site is accessed via Old Main Road over the existing railway level-crossing to the existing farm complex.
Former Model Farm complex with substantial agricultural buildings dating back to early 1900’s alongside some more modern additions and open agricultural land. The main agricultural buildings are Grade II Listed and are set around an impressive courtyard. The majority of the site lies within Bulcote Conservation Area and the entire site lies within the Green Belt.
The existing agricultural buildings are vacant and deteriorating, whilst many architectural features remain the buildings are in need of significant investment. The buildings are no longer practical for continued agricultural use therefore alternative uses must be sought to secure the long term future of the listed buildings.
Following an extensive marketing campaign detailed discussions were undertaken with the local planning authority and Historic England to identify the most appropriate and most viable use for the listed buildings. This process established residential as the only realistic option.
Given the nature and layout of the buildings there is a great opportunity for conversion to residential and the proposals sought to provide a 24 dwellings set within a high quality courtyard style development. A detailed costing exercise was undertaken which quickly established the need for enabling development to fund the conversion works. The quantum of new build required has been through rigorous scrutiny, and independently verified, demonstrating a need for 41 new build dwellings.
Subsequently a planning application and application for listed building consent was submitted for a total of 65 dwellings (24 conversion ad 41 new build), a community hall and associated public open space. The proposals also include improvements to the existing highway and the provision of a financial contribution towards local education services. The initial application was submitted in 2015 following which extensive discussions with the local planning authority and Historic England were undertaken in pursuit of a satisfactory outcome for all parties.
This culminated in a positive recommendation from the case officer and a resolution to grant planning permission and listed building consent at the October 2020 planning committee. This is a significant milestone on what is a very complicated site.
Discussions now continue in respect of the Section 106 Agreement prior to grant of formal planning permission. Upon receipt of planning permission and listed building consent we will consider the optimum route to market.
Note: The Midlands Land portfolio covers 11 sites across the Midlands and West Country and includes a variety of uses such as former waste water treatment works, office buildings, reservoirs and agricultural land. Northern Trust are managing the sites promotion through the planning system prior to disposal.
