The scheme proposes 33 family homes, 11 of which will be affordable, in a variety of house styles from 2 beds to 4 bed properties on the 2.8 acre site.
HISTORY
• Public House located on the junction of Coppull Moor Lane and Chapel Lane, Coppull with a parcel of Greenfield land to the rear providing a total site area of 2.8 acres.
• Due to economic and physical constraints and the poor location the pub has been unable to trade profitably for a number of years which has seen a succession of Landlord's leading to its eventual closure in 2007.
• The site is safeguarded for future development in the Chorley Borough Council Local Plan.
APPROACH
• Northern Trust held extensive consultations with the Local Planning Authority to agree the best re-use of the site and a form of development which brought the Greenfield site into economic use whilst balancing the loss of the pub, considered a community facility due to its location.
• Working in conjunction with the Pub operator Northern Trust presented a robust case for the demolition of the pub.
• An illustrative layout was prepared and presented at a public exhibition, local residents were invited to view the proposals.
STATUS
• Outline planning consent was granted in March 2009 subject to the Section 106 agreement for the construction of 33 new dwellings, 33% of which are to be affordable.
