HISTORY
• The 2 acre site formed the extended garden of 98 Kitling Greaves Lane and is located withing the urban envelope of Burton on Trent.
• Northern Trust was chosen as the succesful party to acquire the site following an informal tender process during which Northern Trust demonstrated its ability to enahnce land values through the planning process.
• Access land purchased from a third party and planning application submitted for 21 detached houses with original property retained.
• Site within settlement boundary, but regarded as "Green Field" by Local Authority.
APPROACH
• At an early stage Northern Trust undertook a period of consultation with the Local Planning Authority to discuss the method and process to bring the site forward for development.
• Northern Trust undertook a review of the Local Authority's 5 year housing land supply and formed a strategy for the early submission of a planning application.
• Further land was acquired to improve the development potential of the site and increase the permeability of the proposed development.
• Development was not supported by the Local Authority, but the application was pursued via planning appeal and subsequently successful.
• The site was sold to Bloor Homes, subject to discharge of reserved matters application.
STATUS
• Reserved matters approved and development to commence in 2011.
