HISTORY

• The site was formerly used by BP Castrol for the processing and storage of oils with ancillary offices and other associated uses on site.
• The site ceased operation in 2007 and formally closed in 2009.
• Northern Trust subsequently acquired the site from BP in 2010.
• Since the acquisition, the buildings on site have been demolished, cleared and a detailed site investigation has been undertaken. 

APPROACH

• The approach to establishing future development options for this site has gone through several stages.
• An intrusive site investigation was undertaken to establish the extent of any contamination on site, as a result of the previous use by BP.
• The site has been marketed for continued employment purposes to establish any interest.
• Subject to the viability and interest in the site for continued employment purposes, alternative uses were considered.
• Once the appropriate development options had been established a planning application was submitted.

 STATUS

• A planning application was submitted in May 2011 for the redevelopment of the site, with the outline plans including the provision for up to 100 houses including a mix of house types aimed at supporting the delivery of high quality housing at an affordable level within the Hyde area. 
• Planning permission was granted in November 2011 subject to the S106 agreement.
• Moving forward Northern Trust will commence the remediation of the site in March/April 2012 with completion anticipated in October 2012.
• Northern Trust are now developing a disposal strategy, and will soon be inviting negotiations with prospective house builders as the remediation progresses.
