HISTORY
- The site was formerly used by BP Castrol for the processing and storage of oils with ancillary offices and other associated uses on site.
- The site ceased operation in 2007 and formally closed in 2009.
- Northern Trust subsequently acquired the site from BP in 2010.
- Since the acquisition, the buildings on site have been demolished, cleared and a detailed site investigation has been undertaken.
APPROACH
- The approach to establishing future development options for this site has gone through several stages.
- An intrusive site investigation was undertaken to establish the extent of any contamination on site, as a result of the previous use by BP.
- The site has been marketed for continued employment purposes to establish any interest.
- Subject to the viability and interest in the site for continued employment purposes, alternative uses were considered.
- Once the appropriate development options had been established a planning application was submitted.
STATUS
- A planning application was submitted in May 2011 for the redevelopment of the site, with the outline plans including the provision for up to 100 houses including a mix of house types aimed at supporting the delivery of high quality housing at an affordable level within the Hyde area.
- Planning permission was granted in November 2011 subject to the S106 agreement.
- Moving forward Northern Trust will commence the remediation of the site in March/April 2012 with completion anticipated in October 2012.
- Northern Trust are now developing a disposal strategy, and will soon be inviting negotiations with prospective house builders as the remediation progresses.
