HISTORY
- The site was remediated following a site investigation. Planning consent for a 31 bedroom hotel was granted, discharged all conflictions over 12 month period, and a site grant was made to reserve planning in perpetuity.
APPROACH
- Acting on behalf of the Landowner Northern Trust entered into extensive consultation with the Local Authority regarding the redevelopment of the site for a hotel.
- The site is located in the open countryside and a number of ecological and environmental constraints were identified. The hotel layout and design was tailored to take into consideration these constraints whilst providing an economically viable scheme.
- Led by Northern Trust's team of technical experts, a detailed remediation strategy was prepared and agreed with the Environmental Agency.
- In parallel to the remediation works, a Floord Risk Assessment identified that levels across the site needed to be raised.
STATUS
- The remediation process has been completed to provide a safe development platform for the hotel.
- Consent was granted for demolition of existing buildings, the erection of a two and a half storey and single storey hotel comprising of 31 bedrooms, restaurant, bar, function room, spa and associated facilities and revised accessing arrangements.
