HISTORY
• Former Petrol Filling station and agricultural land.
• The petrol filling station ceased operation and the site has been cleared ti ground level.
APPROACH
• Acting on behalf of the Landowner Northern Trust entered into extensive consultation with the Local Authority regarding the redevelopment of the site for a hotel.
• The site is located in the open countryside and a number of ecological and environmental constraints were identified, the hotel layout and design was tailored to take into consideration these constraints whilst providing an economically viable scheme.
• Led by Northern Trust's team of technical experts a detailed remediation strategy was prepared and agreed with the Environmental Agency.
• The remediation process has been completed to provide a safe development platform for the hotel development.
• In parallel to the remediation works a Floord Risk Assessment identified that levels across the site needed to be raised.
STATUS
• Consent granted for demolition of existing buildings. Erection of two and a half storey and single storey hotel comprising of 31 bedrooms, restaurant, bar, function room, spa and associated facilities and revised accessing arrangements.
