HISTORY

•    38 acre site first developed during the 1930's as a Holiday camp, later to become a Pontins Holiday Centre. 
•    The site is located between the urban area of Blackpool and Lytham St Annes, bounded to the north by the southern residential area of Blackpool and to the east by the Fylde Coast railway line and further to the east Blackpool International Airport. 

APPROACH

•    Acting as agent's on behalf of the landowner Northern Trust formed a strategy to maximise land value through the planning process. 
•    Consultation was conducted with the Local Authority and existing community to identify the best re-use of the site. 
•    A number of sensitive receptors were identified adjacent to the site including existing residnetial development, water courses, Site of Special Scientific Interest and a Local Nature Reserve which would impact upon the re-use of the site.  
•    Consultants were appointed to address the various development contraints and to form a masterplan for the residential redevelopment of the site.  

STATUS

•    A planning application was submitted in December 2008 for 370 new homes. •    The illustrative layout introduced an Obstruction Free Zone which presents significant safety enhancements for future site occupiers and the adjacent airport. 
•    A green 'buffer zone' has also been introduced between the proposed residential area and the SSSI to the south.
