Land & Regeneration
Northern Trust has a long history of working up planning permissions and maximising returns. This area grew following a 3,000 acreage acquisition in 1992. With further acquisitions being made a dedicated division was established to procure new land regeneration opportunities and promote large land holdings.
With a land holding of over 5,000 acres the Land & Regeneration department’s role is to promote and develop land opportunities through the planning system including:
- Residential
- Commercial
- Leisure
- Minerals
Operating throughout England, Scotland and Wales, the team along with landowners, developers, local authorities, communities and other key stakeholders promote and deliver large scale development projects.
Areas of expertise include:
- Site identification
- Land assembly – long term strategic
- Optimising land value through the planning systems
- Co-ordination of brownfield remediation/demolition/decomissioning
- Project management and delivery of large scale, mixed use regeneration projects
- Innovative solutions to complex environmentally challenged sites, delivering certainty of a safe transfer of environmental liability
With an already successful disposal strategy, the land team work closely with both house builders and special purchasers on bringing forward mixed use regeneration schemes, on either a straight sale of joint venture basis. Please see list of sites currently for sale.
Acquisition Criteria
Northern Trust are actively looking for further land acquisitions, which can be tailor made to suit the vendor:
- Unconditional - realising instant funds for vendors delivering certainty of a 'done deal'.
- Joint Venture - working in partnership with vendors supplying the necessary skills and financial input to deliver complex schemes.
- Asset Management - providing a 'safe pair of hands' to guide landowners or companies through different brownfield regeneration projects.
- Company Acquisition - carrying out the restructure of companies to realise the value of business and property assets.
- Planning promotion - Agreements
