HISTORY
An agricultural land holding and former petrol filling station which ceased operation, with the site cleared to ground level. The site was remediated following a site investigation, and planning consent for a 31 bedroom hotel was granted. Discharged all conflictions over a 12 month period, and a site grant was made to reserve planning in perpetuity.
APPROACH
. Acting on behalf of the Landowner, Northern Trust entered into extensive consultation with the Local Authority regarding the redevelopment of the site for a hotel.
. The site is located in the open countryside and a number of ecological and environmental constraints were identified. The hotel layout and design was tailored to take into consideration these constraints whilst providing an economically viable scheme.
. Led by Northern Trust’s team of technical experts, a detailed remediation strategy was prepared and agreed with the Environmental Agency.
. In parallel to the remediation works, a Flood Risk Assessment identified that levels across the site needed to be raised.
STATUS
. The remediation process has been completed to provide a safe development platform for the hotel.
. Consent was granted for demolition of the existing buildings, the erection of a two and a half storey and single storey hotel comprising of 31 bedrooms, restaurant, bar, function room, spa and associated facilities and revised accessing arrangements.
The site is now actively being marketed by Northern Trust as part of a disposal strategy.
